Our process starts with a conversation with our dedicated and experienced building consultants. You will sit down and discuss your block, budget, and the key design elements that you require in your new home. We then discuss your vision, ideas and what inspires you and that helps to create a framework to develop these ideas and evolve them into a home that can be uniquely yours. Bradford Homes have a wide range of different house designs and floor plans to get things started, giving you the flexibility to find a floor plan that ticks all the boxes.
Once you have selected a floor plan, we visit the location of your building site and undertake a full site and planning analysis including preliminary reports for surveying, soil, footings, and engineering. Knowing all this information before we start allows us to deliver more accurate indicative costs. From this information, we will be able to finalise a design and provide a cost for the home, and at the same time, provide you with a 3D render and floor plans.
With your design finalised, we continue to fine-tune all documentation and provide you with a fixed price build contract. Once the contract is executed and the deposit paid, we are now ready to move to the next exciting stage.
Once all approvals have been received, our specialist team of trades can start creating your dream home. Our very experienced Site Manager will be there to keep you informed during the construction process – from the moment the fencing goes up, and then all the way through to handover.
